Qualified Tenants Are Provided

• Applications are required for all adults over 18 years of age that will reside on property
• Complete national credit report on each application
• Court search to determine if applicant has been evicted within the past 7 years
• Verification from former landlords
• Florida criminal background check

Collection Policy

• Rent is due on the 1st of each month and late on the 5th of each month
• Friendly reminder if rent not paid by the 3rd
• If rent has not been paid by the 9th, legal process will be initiated through our attorney

Rent Processing

• Owner's funds will be disbursed 7-10 business days following receipt of rent to allow tenant check to clear
• Disburse funds to vendors to maintain property on monthly basis (i.e. lawn service, pool service, pest control)
• Monthly computerized report showing all income and itemized expenses
• Year end summary statement for your tax purposes will include and categorize yearly income and expenses

Maintaining Your Property

• We conduct a move-in walk-through checklist with the tenant, which conveys the condition of the property
• Monthly drive-by to check on property
• We conduct a move-out walk-through checklist with the tenant to verify the condition of your property which will allow us to determine any expenses that need to be deducted from the security deposit to bring the property back into it's original condition
